How investments are allocated

The Connoisseur Group is an asset management group that manage all together more than 20,000 units across USA.

 

TCG is currently looking to invest primarily in the Sun Belt states, with a strict focus on discounted value-add multifamily properties from distressed owners who are unable to refinance due to various factors.

The opportunities

1.-The multifamily commercial mortgage-backed securities (CMBS) delinquency rates in the U.S. are rapidly increasing, with valuations declining by 35%. Here’s a graphic of potential influx of deal opportunities :

2.- Yardi Matrix’s database reveals over 58,000 multifamily properties with loans maturing in the coming years, representing $1.1 trillion in apartment-backed loans.

3.- Meanwhile, Cerulli Associates estimates that $84 trillion in assets will transfer hands over the next 20 years, marking one of the greatest wealth transfers in history.

4.- Under President Biden's FY 2025 budget proposal, capital gains taxes for high-income earners could nearly double to 39.6%, potentially reaching as high as 44.6%.

 

All this could significantly accelerate the pace of transfers, offering investors a rare opportunity to capitalize on market shifts and emerging trends.

TCG EAGLE FEATHER PRIVATE EQUITY FUND is seeking a Limited Partner to fund the required equity in a series of real estate acquisitions. The FUND intends to acquire 15 to 25 properties comprising approximately $4 billion in total value. The first year projected cash-on-cash yield is 10%.
